Is it for me?
A pre-listing or pre-selling inspection is a home inspection done for the seller who wants to proactively be aware of potential issues that can arise when they go to sell their home. It can help pave the way to a smooth closing. If you’re a dot the “I’s” and cross the “T’s” kind of individual, a pre-listing inspection is for you.
Better now than later.
Many people prefer to reduce the risks early on. “Oh-no, the buyer’s inspector found this. I didn’t think we had any problems there” is the wrong place to be when your trying to close on the sale of your home.
Is this a “walk-and-talk” or “walk-though” inspection?
No. For your protection and ours, this is a complete home inspection with a detailed report. See our “home inspection” page for the details. We will do walk-and-talks at no charge for interested real estate agents who want to get to know us better. But there is no official report under those circumstances.
Does this replace the buyer’s home inspection?
Some sellers may be inclined to use their inspection report as a sales tool. Even though the report is a non-biased assessment of their home by a licensed professional, FLX Home Inspection Services DOES NOT recommend using the report this way. Because of potential ethical conflicts, we recommend the buyer always has their own independent inspection done.
