Buying a home is one of the biggest investments we can make. Unlike buying a car, you can’t take your potential new home on a test drive. But the good news is getting the home you’re looking to buy inspected by Ellis, a NY licensed and insured inspection professional, can help alleviate your concerns, answer your questions, indicate potential problems, and report on the overall condition of the house from an unbiased point of view.
What is a home inspection?
In layperson’s terms, a home inspection is a top-to-bottom, inside-and-out visual inspection of all the major systems of a house and one garage including site, structure, exterior, roof, plumbing, electrical, heating, AC, interior, insulation, attic, and fireplaces. I’ll pay close attention to the age and condition of things like the roof, hot water heater, furnace and cooling systems among other items. What to expect?
A typical home inspection usually takes about 3 hours to complete. There are many factors that may affect and increase the time, like the home’s size and age. Prior to starting, I require a signed inspection agreement and payment (usually done online.) You can pay at the time of the inspection, if you like. As my client, you have the option to meet and follow me asking any questions you may have.

Once the inspection is concluded, you can usually expect to receive your report within 24-48 hours. It will be available as a PDF and web link. Some reports include short movie clips which are only available in your web version. There is also a handy app to keep track of any improvements you may want to make.
Your inspection report will contain a lot of information and photos of the property during the inspection. Although there is a summary page, clients are strongly urged to review the entire report, as it’s often chocked full of valuable information.
The home inspection report is the sole property of the client. We do not share any report information with anyone but you.
How much?
A typical home inspection starts at $450.00. Size and age may increase the price as larger and older homes can take longer to inspect.
